Company Vision

Set on the site of a former WWII air training base in Picton, Ontario, Base31 has spent the past five years transforming a historic military site into a year-round gathering place for Prince Edward County and visitors to the area. Over the past five years, the team has steadily reactivated one of Canada’s most significant collections of WWII-era buildings — transforming hangars, barracks, and service buildings into spaces for music, food, exhibitions, and community gathering. Spanning approximately 750 acres, with a historic 70-acre core, the site continues to evolve as both a cultural destination and the foundation for future neighbourhoods.


Today, the site is being redeveloped through a phased, long-range framework that integrates residential living, cultural programming, small business growth, and public space, while restoring and adapting historic buildings for contemporary cultural use. Visitors to the site can learn more about its history at the Exhibition Hall. Housed in a transformed WWII aircraft hangar, the immersive space invites guests to explore more than 14,000 years of human history connected to the site through curated exhibitions, interactive installations, and rare artifacts. Landmark buildings such as the expansive Drill Hall continue to be reimagined as large-scale performance and event spaces, while across the site, gathering spaces such as The Commissary, an open-air food and drink market, sit alongside former service buildings now housing creative studios and family-focused spaces. www.base31.ca

THE MISSION

Your desk is about 70 acres. Your KPI is the vibrancy of our future.

  • Drive the Revenue Ecosystem: You will lead the strategy for third-party events and venue rentals, group visitation, tourism partnerships, sponsorships and brand partnerships, and commercial activations, visitor loyalty and membership incentives, and other emerging business opportunities.
  • Build the "Unwritten Playbook": We are evolving from a historic site to a mixed-use community. You will help define the sales tools, the models, and the customer journeys that don't exist yet.
  • Bridge Worlds: You are the connection  between our programming, operations, and the partners who want to call Base31 home. You turn curiosity into conversion.
  • Share the Story: You are the public face of our growth.. Whether at a tourism conference or a board meeting, you represent the legacy we are preserving and the future we are creating.


KEY RESPONSIBILITIES

  • Proactively identify new business opportunities across Base31's venues, outdoor spaces, programming and future development opportunities.
    Lead sales efforts across all operational areas, with an emphasis on third-party events, private bookings, and pre-booked group business.
  • Lead the client relationship from initial inquiry through contracting and event planning, working collaboratively with Programming, & Events, Commercial Leasing, Site Operations, Food & Beverage, Marketing & Communications, and other internal teams to develop viable event plans and ensure a seamless transition into event delivery.
  • Develop and sell group visitation opportunities, including educational programs, bus tours, corporate outings, social clubs, and organized travel experiences, positioning Base31 as a destination for group and packaged visitation.
  • Collaborate with internal teams, District tenants, and external partners to develop and package complementary visitor experiences that increase visitation, length of stay, on-site spending, and repeat visitation, while promoting those offerings through local, regional, and provincial tourism channels.
  • Work collaboratively with Programming & Events, Marketing, Food & Beverage, District tenants, and external tourism partners to identify and develop opportunities that increase visitation, expand audience reach, and drive demand during shoulder and low-demand periods.
  • Identify, cultivate, and support the sale of new site uses and partnership opportunities - including tourism, cultural, commercial, and film-related opportunities- that generate revenue, increase site utilization, and advance organizational priorities.
  • Develop and evolve customer loyalty, membership, and audience engagement programs that encourage repeat visitation, increase lifetime visitor value, and support the integration of future homeowner and community-based benefits as the site grows.
  • Represent Base31 at trade shows, tourism events, industry conferences, and community activations to strengthen relationships, promote the site as a destination, and generate partnership, visitation, and revenue opportunities.
  • Develop, package, and support the sale of sponsorship opportunities across events, programs, visitor experiences, and site-wide initiatives, working closely with internal stakeholders and external agency partners to create compelling and deliverable partnership offerings.
  • Research and support applications for government, tourism, and industry funding opportunities that align with organizational priorities, collaborating with internal teams and leadership as required.
  • Support the development and continuous improvement of sales systems, tools, and customer relationship management processes that enable effective lead tracking, relationship management, reporting, and revenue growth.
  • Track revenue performance across sales, partnerships, sponsorship, and business development activities; forecast future opportunities; and provide regular reporting, analysis, and budget input to support organizational planning and decision-making.


To be successful in this role, the Manager, Sales & Business Development will collaborate across the organization to develop strong sales tools and materials, including clear venue inventory, packaged offers, and client-ready collateral that support proactive outreach and conversion.

AREAS OF OWNERSHIP AND FOCUS

  • Revenue generation and revenue-related partnership development for festivals, signature events, and site-wide activations.
  • Third-party events, commercial activations, and venue rental opportunities.
  • Group sales and organized visitation, including educational groups, bus tours, corporate outings, and community organizations.
  • Sponsorship and government grant development, activation support, and strategic partnership opportunities.
  • Tourism, accommodation, transportation, and distribution partnerships that drive visitation and extend visitor stay.
  • Relationship management with external stakeholders, community partners, industry organizations, and key business contacts.



QUALIFICATIONS AND CORE COMPETENCIES

  • Understands the intricacies of health and safety for visitors, events, and tours, and can provide guidance on best practices.
